Mortgage or re-mortgage pricing guidance

We always aim to be as transparent as possible with our fees. That’s why we’ve set out clear pricing guidance for the mortgage or re‑mortgage of a residential property.

Many of our clients seek to remortgage or refinance, whether in relation to their home, an investment property or a portfolio of properties.

Sometimes, the aim is to raise finance for another venture or the refinancing may form part of a broader asset planning strategy. Whatever the reason we offer a competitive fixed price service for remortgaging.

Our *fees cover all of the work required to complete the mortgage or re‑mortgage of your residential property. Below is a breakdown of the fees and **disbursements involved.

Legal fees £800.00 + VAT

In addition to this fee, the following will also be payable:

  • Matter assessment £40.00 + VAT.
  • Electronic money transfer fee £40.00 + VAT.
  • Land Registry copy documents usually £7.00 + VAT.
  • Priority searches – Land Registry priority search usually £7.00 + VAT. Bankruptcy and/or full land charges search £6.00 + VAT.
  • HM Land Registry fee £20.00 – £250.00 (visit the Land Registry website for further details).
  • No search title insurance £20.00 – £40.00 (some lenders do not accept this, so additional fees would be required for local searches).

VAT is payable on all “+VAT” items above at the current rate of 20%.

*Our fee assumes that:

  • This is a standard transaction and that no unforeseen matters arise (for example, the property is not registered under the names of the borrowers or the transaction involves the consolidation of several loans).
  • The transaction is concluded in a timely manner.
  • All parties to the transaction are co‑operative and there is no unreasonable delay from third parties providing documentation.
  • The property is owner occupied.

*Disbursements are costs related to your matter that are payable to third parties, such as Land Registry fees. We handle the payment of these disbursements on your behalf to ensure a smoother process.

How long your mortgage or re‑mortgage takes to complete will depend on a number of factors, but the average process can take between 2–6 months.

  • Obtain and review your title deeds and request interim redemption figures from your existing lender
  • Review the new mortgage offer
  • Arrange for the signing of the Mortgage Deed
  • Obtain a final redemption statement from your current lender
  • Put in place a ‘No Local Search’ indemnity insurance policy as required by your lender
  • Arrange to register the new mortgage at the Land Registry

Please note that the above figures and time estimates provided are intended as a guide. Specific estimates for your matter will be provided at the commencement and during the course of your matter.

We’re here for you every step of the way…

If you have any questions about the fees or the process, our friendly and knowledgeable Residential Property team is here to help you move forwards with confidence.
